Developers PEBB Enterprises, BH Group, and The Related Group are initiating a site plan to redevelop the 29-acre Office Depot corporate campus in Boca Raton. The S. Florida Business Journal reports they hope to transform the 651,265-square-foot Office Depot complex at 6600 N. Military Trail into office, retail, residential, and gym uses in four phases.
- Phase One: The southern portion of the current Office Depot complex would be demolished, leaving about 405,282 square feet of office remaining.
- Phase Two: The development of four new restaurant and retail buildings along Military Trail, totaling 42,840 square feet.
- Phase Three: The construction of a 36,393-square-foot fitness and wellness facility.
- Phase Four: The development of an eight-story, 500-unit multifamily building with about 50 units reserved for affordable housing.
PEBB Enterprises and BH Group paid $104 million for Office Depot’s headquarters in 2023. Office Depot will lease back about 285,000 square feet of office space.
The rest of the office space would be renovated and leased out to third parties.
