Hidrock Properties and Robert Finvarb Cos. plan to build a 39-story tower on the 0.55-acre site at 2534 N. Miami Ave. The group bought the site for $13 million, which currently has a two-story commercial building.
The 39-story tower, totaling 436,934 square feet, would have 336 apartments, 7,781 square feet of commercial space and 326 parking spaces.
The S. Florida Business Journal reports that 40% of the units will be workforce apartments, those where the renters make up to 120% of the area’s median income. The workforce apartments will be smaller than the market-rate apartments. All of the two-bedroom units would be market-rate and cover 1,027 square feet.
In addition to the commercial space on the ground level, a restaurant would be on the top floor. A pool deck would be on the ninth floor, and about 12,500 square feet of indoor amenities would be on floors nine and 10.
