Ben-Josef Group Holdings plans to build an apartment and commercial building in the Biscayne Shores neighborhood of Miami-Dade County. The group is early in the process, and plans could change.
It’ll be located on 4.1 acres on the west side of Biscayne Boulevard, just south of Biscayne Shores and Gardens Park at 1400 N.E. 116th Street. The developer acquired the property for $3.2 million in 2004.
The Biscayne Shores project would feature 561 apartments, 20,000 square feet of commercial space and 723 parking spaces. It would designate 12.5% of those apartments as workforce housing under the RTZ rules. There would be a 15-story building on the east side of the property along Biscayne Boulevard and an eight-story building on the west side of the site. In between them, there would be a pool deck atop the parking garage and 5,988 square feet of indoor amenities.
The apartments would range from 414 (one-bedroom) to 1,101 square feet (three-bedroom).
