1,000 Units Okayed in River Rapids

The Miami Urban Development Review Board approved ROVR Development’s proposal to build 1,000 multifamily community units in Miami’s River Rapids neighborhood. The company paid $23.5 million for a six-acre site that was a self-storage facility. ROVR expects to redevelop the property and start construction in Q3 2025.

The company already has 593 units under construction nearby. ROVR’s projects pencil out to a $750 million investment. Anillo Toledo Lopez is the architect.

ROVR plans call for building two 12-story buildings (330 units apiece) and one 15-story building (340 units). The apartments will range in size from 520 to 1,250 square feet.

The project’s amenities will include a swimming pool, gym, business center and club room, as well as a seven-story, 1,318-space parking garage.

Located at 1701-1851 Delaware Parkway, the project’s site is within walking distance of the Miami River. Palmer Lake and Grapeland Water Park are less than 2 miles away. Downtown Miami and Miami International Airport are within 5 miles of the development.
