Resia Weighing Sprawling N. Miami Apartment Venture

Resia is seeking approval from the town’s planning board to build 1,296 units on the site of the former TECO Gas Plant. The nearly 18-acre site has undergone environmental remediation, allowing Resia to press on with the project. A Miami Economic Associates study reports the hard costs of building the North Towne Apartments would be $100.75 million and it would create 861 jobs during construction.

The S. Florida Business Journal reports the company paid $57 million for the parcel two years ago.

The site plan calls for five buildings of 12 stories each, 1,709 parking spaces in three garages, three pools and three clubhouses. The apartments would range from 626 to 1,041 square feet and be developed in three phases. Construction is expected to start in 2025.

Miami-based Bellon Architecture designed the project.

The site plan only includes 13 of the 18 acres, allowing Resia to build out further in a different phase.
