Codina Adding 7-Story Residential Tower to Downtown Doral

Codina Partners has received site plan approval for the Sevilla, a seven-story mid-rise residential tower within the 250-acre Downtown Doral mixed-use development. The project will be on the 4.2-acre vacant lot at the corner of NW 53rd Street and NW 52nd Terrace.

Sevilla at Downtown Doral is set to consist of 412 units, with options ranging from 1 to 3 bedrooms and sizes from 720 to 1,708 square feet. The development will unfold in two phases, with the first phase opening in Q2 of 2026 and the entire project slated for completion by Q4 of 2026.

Sevilla will contain over 15,800 square feet of common area and amenity spaces, BBQ stations, a large beach-entry pool, and private cabanas.

The building will also feature a rooftop deck with a yoga yard, pickleball courts, a walking path, and ample seating areas.

The interior of the building will offer a resident club room and lounge, a two-story fitness center, and a ride-sharing lobby.
